Project Description:
SEC was contacted by the geotechnical engineer to design and construct an underpinning system to repair a multi-story condominium unit. Due to the heavy building loads and potential boulders in the compressible fill materials, SEC chose to use 3-inch Schedule 40 pipe piles drilled into the underlying bedrock materials. A combination of conventional drilling augers and our custom down-the-hole pneumatic hammer equipment was used. The pipe piles were installed to depths of up to 30 feet. The existing building foundation was then re-supported on the pipe piles and pile caps, allowing the structure to be re-leveled using hydraulic jacks. A majority of the work was performed within an existing crawl space, adding a considerable degree of difficulty to an already challenging project. Our limited access drilling systems were up to the task and completed the job on time and under budget. Other work included the installation of grade beams and epoxy injection to repair cracks in the foundations.
